What is the biggest secret on property investments in Crete?
There is more than one secret to it. Actually, there are three secrets you should know before making any decisions to buy property; we will be happy to share them with you.
The first secret is: let other people do the work for you; no matter how experienced you might be with houses and real estate, you should outsource the job. The reason we favor this option is the complication that lies behind real estate in Greece. Real estate is not a simple matter anyway, but especially in Crete, bureaucracy and the Greek Law take a lot of time to harness and the learning curve is huge. Basically, no matter how serious you are about this, you should always consider it as a turn-key solution – you have to leave the work to the local people who are very experienced in dealing with such Projects end-to-end. This is how our Staff in Lamda constructions works; we have open communication channels with the Greek Tax offices, the local civil engineering administrators and the Greek banks. It is much easier for us to go through the red tape and follow local procedures in order to have everything legally covered for you in the shortest possible timeframes. The second secret is: if you consider buying a house, never get into buying an old house, no matter how beautiful and picturesque it might look. There are many reasons for this, and although a beautiful picture many times beats logic and creates emotions, you should reconsider quickly. We will lay out some reasons for you, and you can always ask us online if you have any questions, or you have something in mid you wish to discuss. Local people usually do not appreciate when others buy their property that used to belong to their parents and grand parents; there will always be people who sell their property, but selling traditional property to a foreign person creates negative feelings to the locals who consider it mainly unethical. Another reason is safety; you could never know how safe these houses are. On the one hand you may get the green light from a Civil Engineer as far as house safety is concerned, on the other hand even if this is the case most of these houses lack insulation and you will definitely run into trouble by October when the weather gets breezier and there is more moisture. Also, when it comes to insurance, you will find that the price to pay is very high, especially if you decide to insure for natural disasters (severe weather, earthquakes etc.)
The third secret is: buy your house or villa before it gets built; this way, you can choose many characteristics of the house you are going to buy, choose how the exterior will look, select tiles for the bathroom, etc.

What type of property investment is best-suited for Crete?
A large number of enquiries from our Clients concern villas near the sea front; Lamda Constructions own thousands of acres of land near the sea front in many areas of Crete. There are many Projects currently running for the development of sea side two-floor villas with swimming pool. The truth is that the island’s topology and the climate make it ideal for this kind of property. It easier for the owners to maintain, they have a great reselling value – the advantages are clearly many. But the most important thing is that villas return joy to the owners and fulfill their dreams.

What is the approximate cost of such an investment?
It depends; the following factors affect the price of the property:
size of the land
size of the house or apartment
geographic location
availability
type of house or apartment
Normally you would expect higher prices for seaside property, especially if they come with a swimming pool, garden, sea view and parking space. Prices are lower for apartments, but again it depends on the size and the area.
What are my options in Financing my Property Investment?
The rates for Greek Mortgages for purchasing a property in Greece are approximately 5% in Euros (Includes Greek mainland and all islands except Cyprus on residential property).
If you are purchasing a property in Greece, Greek Mortgages are available for the majority of Nationalities for either House Purchase or re-financing for Home Improvements (other purposes on a case by case basis).
Type of Greek Mortgage: Repayment Mortgage only.
Minimum: € 40,000, No Maximum, but must not exceed 80% of valuation or purchase price (whichever is the lower).
Proof of Income: required in all cases (can be made up of Earned Income, Pension, Investment or Rental Income. Please note however, it is not always the case that the Lender will take all or part of these Incomes into account when determining the maximum loan available). Non-Status loans are currently not available.
Term: Maximum 25 years - up to age 73
Currency: Euros, US Dollars and Sterling only
Current Variable Interest Rate is approx 5.10%. Fixed Rate loans are also available from three years upwards - details on request
Example Greek Mortgage: Repayment Mortgage of approx € 70,000 over a period of 25 years at an Interest Rate of 5.10% variable = approx € 418.50 capital and interest per month = a total approximate amount payable over the term of € 128,430 including capital, interest, arrangement and survey fees.
Please note, that there are no non-status/self-certification Greek mortgage facilities available in Greece (although renting out your Greek property is permitted), all Greek mortgages need to be supported by a minimum requirement of proof of income, i.e. if employed - copies of your last three month's pay slips & copies of your latest P60/Employer’s Reference together with copies of your last 6 month’s Personal Bank Statements will be required or alternatively if you are self-employed - copies of your last three years Audited Accounts & copies of both your last 12 month's Business and last 6 month’s Personal Bank Statements will be required on application.
What is the usual procedure?
Of course, it is our responsibility to show you around on the properties that are about to be developed, so that you decide the area and the house that you wish to purchase.
If you finalize your decision onto buying a house, you will need to sign power of attorney over to a lawyer whose office is based in Crete; the lawyer will take action and manage all legal issues and procedures on your behalf.
One of the main things is to be assigned a Greek Tax Number and open a personal bank account; they will do this for you. Then with your approval, the lawyer will be responsible for the payments of the installments, and do all the legal and red tape running representing you.
Lamda Constructions can introduce you to a lawyer who speaks your language and is well experienced to deal with property buying.
We will arrange a meeting and we will present you with the details of what is available and can be customized for your house to meet your requirements, including anything additional you may have thought of. We really want you to make your new property as close to your likes as possible so we will work closely to personalize your house together.
Basically we will go through foundations, bricks, plaster, electric, painting, plumbing, flooring, bathroom, kitchen, wardrobes for the rooms, windows, pergolas, swimming pools, gardens etc.
We then reserve the house of your choice and prepare a very analytical document that outlines the purchase agreement. The contents of this document usually indicate the exact plot, and the type of house and it’s size, including all the personalization we have planned.
Everything is individually priced in order for you to know the final cost; the final figure is legally binding and guaranteed not to increase so there will be no hidden costs. Depending on the case, you will be required to pay a percentage as a deposit.
